Property Management Services

What We Do

1. Screen new tenants.
a. Order and review credit report.
b. Verify employment. wages, time on job, future employment.
c. Check previous rental history. How property was taken care of and if rent paid on time?
d. Check criminal records.
e. Check eviction records.

Cost is paid by prospective tenant.

2. Advertising and Rental.

One time setup fee of $200 and $100 for each time property is re rented. Outside advertising is not included, IE newspaper ads etc. Prices for advertising we typically do that are not included is noted below in green.

a. We photograph the property with digital camera.
    We publish up to 15 pictures on all of the following resources.Included
b. Listing in local Realtor MLS. No cost for listing. $100 referral to any Realtor for approved tenant.
c. Listing on our web site www.Faith-Realty.com. Included.
d. Listing on http://www.rentals.com/. $49.00 per month,
e. Advertised at all of the military bases in town. Included.
f. For Rent yard sign with brochure box. Included.
g. Listing on www.Realtor.com.  Included.
h. Color brochures with property information. Included.

3. Property Maintenance
We will arrange to have any maintenance on the property required performed. Arranging for these services to be done is included in our management fee. Only the cost of the services is charged to you without any markups. Below are some examples of maintenance items and the current cost that you might want done on your property..

a. Yearly furnace check and cleaning. Currently $55-$65
b. Lawn aeration and fertilizing. Cost depends on yard size.
c. Sprinkler system maintenance. Cost varies.
d. Fireplace cleaning. From $95 to $195.

4. Management. Cost 10% of gross rent proceeds.

a. We will collect all rents and provide you with monthly statements.
b. We will send your rent proceeds to you by mail or electronic deposit into your bank account.
c. Inspect property from time to time to check condition etc.
d. Keep you advised of any work that need done. IE painting, roof, etc.
e. Take care of any needed repairs. IE stopped up toilets, etc. Cost determined by repair. We do not charge an extra fee for this service. If repair needed is caused by tenant, it will be paid or by tenant.
